Five Great Reasons to Remodel Now

Have you been putting off a home remodeling project? Many homeowners in our service area have, thanks to uncertainty about the economy and home values. But things are changing in 2011! In fact, now might be the ideal time to remodel, according to experts at remodeling industry sources ranging from Angie’s List and Qualified Remodeler to Harvard’s Joint Center for Housing Studies. Here’s why:

5 Great Reasons to Remodel Now1. A higher “daily dividend.” Many people put off remodeling until they’re thinking about putting their home on the market. But if you do it sooner rather than later, it also adds to the “daily dividend” of pleasure you get from that remodeling project. For example, if you’re thinking of selling your home in the next five to eight years, doing a kitchen remodel now lets you enjoy a beautiful design and better livability for all those years, compared to putting it off and suffering with a small, non-functional kitchen until just a year or two before you put your house on the market. Some homeowners put off the remodel because they don’t want the space to look dated for resale. The fact is, a good remodeling job will add to the value of your home and with smart choices about design, appliances and fixtures, a kitchen remodel can still look fresh when it’s time to think about selling.

2. Lower energy bills. Home remodeling projects such as installing replacement windows can make a huge difference in how much it costs to heat and cool your home. You don’t have to focus exclusively on energy-specific projects, however, to see savings. For example, if you’re planning a home addition or whole-house remodel, it’s the ideal time to think about ways to incorporate “green” materials and construction techniques such as adding extra insulation in walls, choosing eco-friendly and energy-saving siding and making sure vents, doors and windows are properly installed and sealed. Making smart choices now can pay you back with lower energy and maintenance costs for years to come.

3. Ready for the holidays. Start a small or midsize project now and you could be enjoying your new space by Labor Day. If you’re thinking of a larger-scale project, starting now means your home could be fresh and ready to welcome family and friends for Thanksgiving and the holidays.

4. Great new options. There are so many terrific options on the market these days! With countertops, for example, you now have your pick of everything from granite and solid surfaces to sculptural glass counters and amazingly high-style concrete. It’s easier and more affordable to “go green,” too, with new construction techniques and eco-friendly products and materials that are getting increasingly affordable compared to even a few years ago.

5. Low interest rates. If you’re thinking of refinancing or using a home equity loan for your remodeling project, you can still take advantage of rates that let you accomplish your remodeling goals while offering the long-term value of lower payments. Many investments have also bounced back, so now may be the right time to use savings to get those fresh new updates you’ve been dreaming about for years.

At Melton, we always strive to help our clients get the absolute most from their remodeling budgets. And right now, your budget can in fact buy you more than it may be able to do even a few months from now. So if you’ve had a project in mind, give us a call and let’s take a look!

Melton Gives Thanks

Melton Construction would like to give thanks to Boulder architect Steven Walsh. Melton project manager Kevin Gregory worked closely with Steven on the recent Moe’s Bagels project. Kevin appreciated Steven’s organization and attention to detail. Thanks, Steven, for a great working relationship!

Ty’s Tip: Inspect Bathroom for Crumbling Grout
or Loose Caulk

Grout and caulk are applied to prevent water from leaking into your wall or under your floor. When they are deteriorating, leaking water can cause significant damage to your home. It should be checked regularly replaced as soon as possible if a problem is detected.
