Melton’s Commercial Contracting Pros Offer Tips on Commercial Renovation
and Remodeling

Did you know that Melton remodels homes and businesses? In fact, Melton is one of the few design-build remodeling contractors in the Boulder area that excels as both a residential remodeling contractor and as a commercial general contractor. From law and dental offices, to coffee shops, hair salons and even the Boulder Community Hospital, we use our design-build process to bring commercial remodeling, renovation and tenant-finish projects in on time, on budget and to the complete satisfaction of our clients.

With our long history as a commercial general contractor, we have worked on so many commercial remodeling projects for businesses located from Boulder County to Superior that we have identified three “success factors” we’d like to share with anyone who is thinking about creating or renovating commercial real estate space.

1. Think of commercial remodeling just like home remodeling. After all, your business is your home, too! As you work with your commercial general contractor, think carefully about the spaces, how they’ll be used, and who will be using them. A practice manager of a thriving medical practice, for example, noted how productivity improved after they redesigned the support staff’s work area. The new layout streamlined traffic flow and enhanced their access to faxes, printers, copiers and files. In the same way that a tall person may want kitchen counters an inch or so higher than standard counters, you want to customize your commercial space so it really fits the people who use it and the work that’s done.

2. Make sure your remodeling reflects your brand. You want your space to reflect who you are and what you do. A law firm, for instance, may want to have its spaces designed to convey calm, stability and strength, and the design considerations for a family-style restaurant would be different from those of a downtown, “business crowd” coffee shop. The point is that the way your office, retail space, or even your industrial/flex space looks should be consistent with your brand. So, as you work with your architect, designer or commercial design-build general contractor to draw up plans, take time to define your brand. Look at what you stand for personally and as a business, what differentiates you from competitors, what your value proposition is and how you want customers to feel about your business. Just going through the process of defining your brand can help you make distinctive design decisions that not only improve flow and function, but may actually help your business grow.

3. Treat commercial remodeling like a business deal. There’s no question that it’s a pleasure to think about what materials, colors and finishes will become part of your remodeling project. But there’s also a business side to remodeling: you want to make sure you work with a commercial contractor who can give you all the design-side “fun,” and still bring the project in on budget and in the time frame you’ve been promised up front. Remember, chances are that you’re paying rent on your space even if you’re not yet open for business so remodeling that takes longer than promised can end up sabotaging your profitability. Also, you want to make sure you work with a commercial contractor who understands commercial real estate remodeling and can “go through channels” to make sure the right local and Boulder County permits are pulled, work is done to code, and that tenant improvements are approved by the building management. With a business-like approach to commercial remodeling, you can have the fun while avoiding the hassles.

Cindy BroccardoWe are very happy to announce that Cindy Broccardo (left) has joined our design team as our new kitchen and bath designer. In addition to her kitchen and bath design expertise, Cindy has extensive experience as an interior designer. Cindy is replacing Carrie Connor, who with her husband Eric, is expecting her first child in a few weeks.


Heather ShoningWe are also very pleased to welcome Heather Shoning (right) to our team. Heather’s warm personality, superb communication skills and experience make her the perfect addition to our administrative and marketing staff. Heather is replacing Lisa Schwartz who is relocating to Vermont.
